Welcome to Khali Chha. These terms are the rules for using khalichha.com. By creating an account, posting a listing or sending a message, you agree to them. Please read them – they are short.

1. What Khali Chha is

Khali Chha is a free website where property owners list rooms, flats and houses for rent, and renters contact them directly. We are not a broker or agent, we do not own the properties, and we are not part of any rental agreement between an owner and a renter. We do not take commission.

2. Your account

Give true information and keep your email and phone number up to date.
Keep your password secret. You are responsible for what happens with your account.
One person, one account. Don't create accounts for other people without their permission.

3. Rules for listings

Only list a property you own or are allowed to rent out.
Use real, recent photos of that property and the real rent.
Mark the listing as rented, or remove it, when it is no longer available.
Don't post the same property more than once.
No commission or hidden broker fees unless you clearly say so in the listing.
Nothing illegal, offensive or misleading.

New listings are checked by our team before they go live. We may edit, pause or remove any listing that breaks these rules.

4. Messages and contact

Use messages only to talk about a rental.
No spam, advertising, abuse or harassment.
Don't ask for money before the renter has seen the property.

You can block or report anyone. We may stop an account from sending messages if it breaks these rules.

5. Stay safe

Always visit the property and meet the owner before paying anything. Never send a deposit or advance to someone you haven't met. Khali Chha will never ask you for payment to contact an owner. If something feels wrong, press Report.

6. Reports and our decisions

Anyone can report a listing or a chat. Our team checks reports and may pause listings, block users from messaging, or close accounts to protect our users. We try to be fair, and you can contact us if you think we made a mistake.

7. Content you post

You keep ownership of the photos and text you post. You allow Khali Chha to show them on the website and in our emails and social media posts to help rent out your property. Don't post photos or text that belong to someone else.

8. Our responsibility

We work hard to keep Khali Chha accurate and safe, but we cannot check every detail of every listing or every user. Khali Chha is not responsible for the condition of a property, for what owners or renters say or do, or for any agreement or payment between them. The website is provided "as is" and may sometimes be unavailable for maintenance.

9. Closing your account

You can ask us to close your account at any time by emailing [email protected]. We may close accounts that break these terms.

10. Changes

We may update these terms. The date at the top shows the latest version. If you keep using Khali Chha after a change, you accept the new terms.

11. Law

These terms follow the laws of Nepal. Any dispute will be handled by the courts of Kathmandu.
